Project Statement

Located in the heart of Mililani Mauka, the goal of this design-build project was to construct a two-story multi-tenant building as part of an overall joint development that already housed several existing buildings. It was important to the owners that the new building adhere to the development criteria and complement the other existing structures in the development. As such, the builder mimicked the other buildings’ exteriors in terms of the roof structure, exterior walls and window glass.

Early on, the owners identified a tenant – the community’s first dialysis center – and the 13,194-square-foot first floor layout was redesigned to suit their needs. Among the required features were an automatic entrance, covered vehicle drop-off area, additional exterior doors, a service entrance, and access to under-slab utilities. The second floor layout, measuring 7,750 square feet, was designed to house multiple tenants.

The building was constructed of materials that are non-combustible and provide for minimal maintenance. The Mansard-style roof, finished with asphalt shingle, is constructed of light-gauge steel on a structural steel platform that hides the mechanical. The exterior is comprised of structural steel frame with light-gauge steel framing covered with EFS. The flooring is concrete slab on grade.

The building is equipped with a fire sprinkler system and a fire alarm system for safety. The project also included site work with additional parking, utilities and landscaping.

The 20,744-square-foot building was completed on time and on budget. A notable addition to the budget and schedule was the minimal impact that construction had on the development’s existing tenants and traffic flow, which was a high priority for the owners.

Today, the building is 80 percent leased meeting the current market demand. Community feedback on the project has been overwhelmingly positive in terms of both aesthetics and usage. It is the only medical office building and dialysis center in the community.
