Project Statement

Kailua Town has been a casual, beach town since the inception of its modern identity in the 1950’s. But, beneath its relaxed façade, it is an active community filled with energy and vitality. The design at 143 Hekili embodies this spirit with a fresh, contemporary quality.

Kaneohe Ranch challenged the architect to investigate how future development of the Hekili Street corridor could shape this sleepy commercial area into a hub of pedestrian activity and public spaces. The neighborhood design concept that was developed focused on street connections through a thoughtful coordination of vehicular traffic and parking, bike paths and pedestrian flow - all with the integration of pocket parks, rain gardens and site furniture. The neighborhood plan thus contains a variety of ways for all ages to meander, rest, mingle, and enjoy a day out on the town.

The 143 Hekili site was selected as the first lot to be developed under this new community concept. The “L” shaped building was conceptualized as a corner lot ready for the future expansion of Lauhala Lane as it crosses Hekili Street heading for Hamakua Marsh. Following the community plan to re-focus Hekili Street as an active pedestrian street, the 143 Hekili Street site plan placed the parking/loading in the rear of the building, pushing the storefronts closer to the street and better engaging the passing pedestrians and bicyclists. Although there was an existing two foot grade change across the site, the walkways were designed with a gradual slope for ADA access to all of the tenant spaces without the use of ramps or stairs, further encouraging a seamless flow of pedestrian activity.

Deep shaded arcades and overhangs protect the pedestrian walkways and glass storefronts from the sun and occasional rain squall. The arcades provide protected seating areas with opportunities for patrons to socialize while having a coffee or a bite to eat. The building interior is divided into six tenant spaces, each with a front storefront/entry and a rear entry from the parking/loading side. A common ADA restroom is provided for tenant use on the rear of the building.

The orientation of the building allowed for high north facing windows bringing pleasant daylight to all building interiors and high enough ceilings to provide each tenant space with a mezzanine to accommodate additional seating, offices, and storage.

The building character for 143 Hekili Street integrates a contemporary design with the local Kailua Town fabric through an artful blend of materials, textures, ambiance and color. The selection of exterior materials includes a mix of textured concrete, horizontal siding, stucco, and corrugated metal roofing. Each of them brings interest in the way the light and shadow plays off of their textures. The color palette for the building was focused on a fresh, vibrant palette with deep tones of reds, golds, and greens that call attention to the building. Playful site furniture provides an additional infusion of color, enhancing the vibrancy of the building design.

The location, scale and style of 143 Hekili has attracted a buzz of local activity and a mix of local tenants, including restaurants, a coffee shop, and boutique retail stores. It’s fresh, contemporary feel and accommodating amenities provide a new local hub that contributes to the strong community identity that is Kailua. The 143 Hekili Building keeps the renowned leisurely beach town as vibrant and engaging for the future as it has been for locals and visitors alike for the past 60+ years.
